Location:
The property is located adjacent to
the small town of Luján, in the Province of
San Luis. This Province is in the center of Argentina.
Distances:
The property is 23 kilometers (about
14 miles) from the town of Quines, 120 kilometers
(about 75 miles) from the Provincial Capitol city
of San Luis, and 70 kilometers (about 45 miles) from
Villa Dolores, a large town in the Province of Córdoba.
Terrain
& Vegetation:
The property has a range of mountains
running along the entire southern end, with the base
of the mountains gently sloping away to the north.
In the center of the mountain range is found a deep
canyon with a seasonal creek and springs. One occasionally
finds archeological artifacts from the indigenous
indians on the property, most commonly hand grinders.
The canyon is long and supports a wide variety of
plant and animal life, including condors, eagles,
hawks, wild boar, mountain lions, rabbits and an incredible
array of other birds. The property has open brush
typical of the region, with numerous larger trees
such as Algarrobo, Chañar, and Jarilla scattered
throughout. Approximately 200 Hectares (about 500
acres) along the foot of the mountains at the northern
end of the property have been recently cleared and
wind rowed by bulldozers, exposing very high quality
virgin soils that are rock free in most areas. The
slope in the cleared area is approximately 2 percent,
which is very suitable for irrigation. The clearing
was done selectively, and many of the large trees
were left standing to provide shade for cattle.
Land
Use:Due
to the good soils and new fencing found on this property,
the land can be used in a variety of ways, including
cattle operations, farming and tourism. The cleared
areas can be sown with pasture grasses for a cattle
operation and can be irrigated using the irrigation
canal that runs adjacent to the property for most
of its northern border. The use of irrigation opens
possibilities for farming citrus, plums, peaches,
pears, apples,olives, alfalfa, potatoes, soy and many
other crops. The areas not cleared are also very suitable
with only minor hand clearing for planting fig trees,
a good cash crop that requires little oversight. The
rest of the property, which encompasses a substantial
amount of rolling gentle hills with excellent views,
as well as the mountains and the canyon, can be exploited
for tourism, a vacation home development, rental cabins
or may simply be kept in reserve for future clearing.
The existence of two large hotels within walking distance
of the property adds significant strength to developing
the tourism potential of the land.
