Property
Details: This property is a functioning
business which includes a restaurant, rental rooms
for overnight guests and a very nice pool. The property
has one of the best views of the mountains in the
whole valley and has a large amount of unspoiled natural
terrain that is popular with tourists for hiking and
enjoying the many scenic overlooks. There is a substantial
amount of day tourism and restaurant business done
during the traditional summer holiday months. The
property is well situated, being only 1.8 miles (3
km) from the town of Villa Cura Brochero and 3.6 miles
(6 km) from the town of Mina Clavero. This property
has a substantial amount of development potential.
Location:
The property is located in the Province of Córdoba,
in the center of the country, approximately 2 hours
by car west of the city of Córdoba and the
international airport there. The closest towns are
Villa Cura Brochero and Mina Clavero, which are 1.8
miles (3 km) and 3.6 miles (6 km) away respectively.

· Main house: 3 bedrooms,
2 bathrooms, and a traditional style country kitchen.
· Cabin: 2 bedrooms and basic
infrastructure with private bath used for rentals.
· Rental Rooms: 3 rental rooms,
each with private bathrooms and porches with breath
taking views of the mountains.
· Swimming Pool: A very nice
pool with great views measuring 46 ft. (14 m) by 20
ft (6 m) by 6.5 ft (2 m) deep. This pool is filled
by a series of pipes that deliver cool spring water
directly from the springs.
· Museum: A new 2,000 square
foot brick building (180 sq. meters) that is currently
used as a museum. This building can be used for a
wide variety of purposes by the new owners.
· Storage Buildings: There
is a 550 square foot (50 sq. meters) storage building
and two smaller buildings used for both storage and
as workshops for the current owner’s hobbies.
· Public Bathrooms: Men’s
and ladies bathroom facilities used by day tourists
and swimmers for changing clothes etc.
· Restaurant: 550 square foot
(50 sq. meters) country restaurant that draws a consistent
crowd on weekends. This is a well known establishment
with outdoor tables under the huge trees provide for
overflow capacity on busy weekends.
· Fencing: The property is
completely fenced.
· Hiking Trails: A network
of trails on the property provide ample hiking opportunities
into the low mountains towards the back of the property.
These are popular with tourists and provide many great
views of the mountains and the valley.
· Antique House: A 4 bedroom
house is located near the main house that is over
100 years old. This house would need to be modernized
and renovated to be put into service as another rental
unit.
Terrain
& Vegetation: The property has
2 very distinct areas, with the western section being
primarily low mountains covered in the lush natural
vegetation, and the eastern section being approximately
75 acres (30 hectares) of gently sloping, mostly cleared
land (40% trees) suitable for farming. The permanent
natural springs on the property are found at the juncture
of these two areas near the house and feed into a
stream with small water falls that traverses the property
laterally before sinking into the sands. A high peak
near the buildings has a well marked hiking trail
to the top that provides exceptional views of the
entire valley and the mountain range (about a 220
degree view). This viewing spot is only about a 15
minute walk from the pool and is extremely popular
with tourists and locals alike. The property also
has many fig and nut trees that produce quite heavily
every year and jam made from the figs is very much
sought after by regular clients.
Development
Potential: This property has unique
development potential in many directions. The 74 acres
that is mostly cleared has good soil for farming and
underground water only 30 feet below the surface,
but is also an excellent candidate for subdividing
into smaller lots. At the going rate, this land alone
would repay most of the purchase price of the entire
property if sold off in one or two hectare parcels.
The existing business can be easily expanded by adding
more rental rooms and by expanding the restaurant
into the 2000 square foot building currently used
as a museum. Additionally, the upper part of the property
would lend itself very well to the creation of a mountain
biking park, a sport growing rapidly in Argentina.
