Size: 37 Acres (15 Hectares).

Location: This property is located in the central part of the Cordoba Province, in an area with fertile soils, near the town of Costa Sacate.

Distances: The property is located 40 miles (65 km) from the city of Córdoba, 4.3 miles (7 km) from the town of Costa Sacate, and 2.5 miles (4 km) from an asphalt road (Ruta Provincial 13) on a packed dirt road.

Improvements - Work Installations:
Main house has 6 Acres (2.5 has) of older trees, where you will find a forest of acacias, algarroba, and other trees. There is also a landscaped park area of pines and bushes planted around the house to make a peaceful outside environment.
There are a significant quantity of fruit trees on the property, including, figs, plums, peaches and apricots, as well as walnuts. All of the trees are of fruit bearing age and continually give excellent fruit.

This property is located over one of the most significant aquifers of the province, with an excellent quality and quantity of drinking water available from it. The subsurface water level is not deep at all; the first water sand it found at only 12 feet of depth and there are more zones farther down . The property has a well with an automatic pump which is used for irrigating through a system of pipes, all of which are in excellent condition and can be extended over a larger section of the property if so desired.
There is also a large Propane storage tank on the property to provide for domestic and/or industrial use of gas for heating, cooking or other uses.
Factory - On the east side of the property is an area dedicated to light industrial use, with the infrastructure for a small polyurethane panel factory in place. For several years this factory manufactured polyurethane panels (prefabricated roofing) and all of the equipment needed for this endeavor is still in place. In the local area there is still a workforce that is qualified to work in this capacity and hireable at very low rates.
The factory is made up of two large buildings, which together add up to 13,988 sq ft (1300 M2) of covered area. Agriculture - The property has excellent agricultural soil with exceptionally high yields of soy beans. Presently operating with two yearly harvests, wheat - soy beans and wheat - corn, alternating with grassland. The soil has good organic content and has been using the direct planting method for years.
The buildings are suitable for almost any kind of industrial activity or can be equally well utilized for the storage of grain or other agricultural products.
